Pest control in Epsom
Epsom sections are, by central Auckland standards, generous, and a great many of them carry trees planted seventy or eighty years ago. That planting is the reason the suburb looks the way it does and it is also the reason ship rats move through it so freely.

The short answer for Epsom
Epsom's pest profile is driven by tree cover rather than by housing age. Large sections with mature specimen planting, the Cornwall Park and One Tree Hill corridor along the southern edge, and long established hedging give ship rats continuous elevated cover, so roof space activity here is a canopy problem before it is a building problem.
The building stock spans a wide range, from 1910s villas through substantial interwar houses to recent infill and apartment development along the arterial routes, so unlike a uniformly aged suburb there is no single structural weakness we expect to find. What is consistent is the canopy.
Trees, roofs and the two metre rule
A ship rat is a capable climber but it is not a flying squirrel. Practically speaking, if a branch tip sits within about a metre of a roof edge or a gutter, that branch is an access route, and if it is further than about two metres it generally is not. That single measurement resolves a surprising proportion of Epsom roof rat problems.
Established hedging against a wall does the same job vertically. A mature hedge grown hard up against weatherboard gives cover from ground level to eave height, and rats will use it in preference to open cladding every time. Cutting the hedge back a hand's width from the wall removes the cover without removing the hedge.
The Cornwall Park and Maungakiekie corridor along the southern boundary supports a permanent population, as any large green space does. Properties on that edge see steadier pressure than those in the middle of the suburb, and we treat them as boundary properties, meaning we plan for ongoing exclusion rather than a one-off clearance.
Epsom at a glance
- Branch clearance of about two metres from the roof line removes most ship rat access on treed Epsom sections.
- Hedging grown against cladding provides ground to eave cover and is a common access route here.
- Cornwall Park and Maungakiekie maintain a resident population affecting properties along the southern edge.
- Apartment stock on the arterials presents German cockroach and mouse issues unrelated to the surrounding housing.
Apartments, infill and a different set of problems
The apartment and townhouse development along the Manukau Road and Great South Road corridors brings the pest profile you would expect from that built form rather than from the surrounding suburb. German cockroaches move between units through service risers, and mice exploit the gaps around plumbing penetrations in newer light timber framing.
In those buildings we are careful to establish early whether a problem is confined to a unit or is a building level issue, because the treatment plan and, frankly, who should be paying for it are different answers.

How we do itLocal questions
Epsom questions
Do I have to cut down my trees to stop roof rats?
Almost never. What matters is the gap between the branch tips and the roof, not the tree itself. Pruning back so that no branch comes within about two metres of the roof line or the gutter removes the access route while leaving the tree intact. We will point out the specific branches on the exclusion list rather than giving general advice.
Something is in the ceiling but we back onto Cornwall Park.
Properties on that edge get steady pressure because a large reserve is a permanent population source, and no treatment changes that. What we do is treat the animals currently inside, close the building envelope properly, and remove the climbing routes. On boundary properties we usually also recommend a maintained trap line rather than repeated one-off treatments, because the supply does not stop.
Our body corporate says the cockroaches are our unit's problem.
Sometimes true, often not. German cockroaches move between units through service risers and plumbing penetrations, and a neighbouring population will keep re-seeding a treated unit. We treat your unit and, where the evidence points at a building level problem, give you dated written findings identifying why. That documentation is generally what moves the conversation.
Coverage
We work across the whole region
Epsom sits in our central Auckland coverage. If your street is on the edge of a boundary, call rather than guessing, because the limit is about travel time rather than a line on a map.
