Ponsonby is one of the oldest continuously occupied residential areas in Auckland, and almost everything we deal with here traces back to that. The villas were built to sit up off the ground on piles with a ventilated subfloor beneath, and that subfloor is dry, dark, undisturbed and connected by service penetrations to the wall cavities above it.

The short answer for Ponsonby
Ponsonby's pest problems are largely a function of its housing stock. Kauri villas from the 1890s and 1900s sit on open subfloors with timber piles, share boundaries measured in centimetres, and have been renovated repeatedly, which opens cavity routes between the subfloor and the ceiling that a modern slab-on-ground house simply does not have.
Add sections that were subdivided narrow in the first place, so that neighbouring buildings sit within a couple of metres of each other, and you have conditions where a rodent population is never really dealing with one property. It is working a row.
What the villas do to a rodent problem
The classic Ponsonby job is a ship rat that has come up from the subfloor into the ceiling through the gap around a waste pipe or an old chimney penetration, and is now running the length of the house above the hallway. Because villa framing is continuous and largely unblocked between storeys, there is very little to stop it once it is inside the envelope.
Renovation makes it worse before it makes it better. Almost every villa in this area has had a kitchen and bathroom reworked at some point, and every one of those jobs leaves penetrations for waste, gas, water and cabling. Where the trades sealed properly, nothing happens. Where they did not, and frequently they did not, there is now a twenty millimetre hole running from the subfloor into the cabinetry.
Original scrim and timber lining is also worth mentioning. Where a villa still has scrim behind the wall linings, rodents will nest in it, and mice in particular find it close to ideal. It is one of the reasons mouse activity in an unrenovated villa can be very difficult to locate by sound alone.

Ants, and the reason they arrive in November
White-footed house ants are the dominant nuisance ant through Ponsonby, Freemans Bay and Herne Bay, and they nest very comfortably in the dry cavity of a villa wall and under the concrete of a rear patio. The seasonal pattern is consistent: activity indoors climbs from late spring as colonies expand and the brood needs feeding.
Mature street planting and established garden hedging along the ridge streets keep aphid and scale populations going year round, and those produce the honeydew that sustains ant colonies regardless of what is in your kitchen. Why do rats keep coming back to my Ponsonby villa?
Almost always because the route in has not been closed. Villas have ventilated subfloors that rodents can enter freely, and the way up into the living space is usually a service penetration left unsealed during a kitchen or bathroom renovation. Baiting removes the current animals, but with narrow sections and continuous fence lines there is a steady supply from neighbouring properties. Closing the internal penetrations is what actually ends it.
My neighbour and I both have rats. Should we treat together?
On Ponsonby section widths, yes, it makes a real difference. Where buildings are two or three metres apart the rodents are using both properties as one territory, and a single treated house is simply repopulated from next door. We are happy to coordinate timing across adjoining properties and quote them separately.
Can you treat without going under the house?
We can treat, but we would rather not work blind. The subfloor is where the harbourage is, and an inspection there tells us the species, the runs and which penetrations are open. If subfloor access has been closed off by a renovation, tell us when you book and we will plan around it.
