The short answer for Remuera

Remuera's characteristic deep sections with mature garden planting create continuous cover from the street boundary to the house, which is exactly what a ship rat needs. Combined with substantial older houses that have large, poorly accessible roof voids, the result is that problems here are often well established before anyone notices them.

The houses compound it. Large interwar and mid century homes in this suburb frequently have complex roof geometry with generous void space, multiple levels and limited access hatches, so a population can be resident for a long time before the noise becomes obvious in a bedroom below.

Why problems here are usually older than people think

A rat in a small bungalow ceiling is heard within days because there is nowhere in that ceiling that is far from a bedroom. In a large Remuera house with a deep roof void over a garage wing or a rear addition, activity can go on for a season before it reaches a part of the ceiling anyone sleeps under.

The practical effect is that when we are called, we are frequently dealing with an established population and contaminated insulation rather than a recent arrival. That does not make it harder to treat, but it does change the conversation about insulation replacement, and it is why we inspect the whole void rather than just the section above where the noise was heard.

Access is its own problem. Where a roof space has one small hatch in a hallway and no walkway, a proper inspection takes longer and sometimes needs to be done in stages. We would rather tell you that at the quoting stage than discover it on the day.

Argentine ants are established through parts of Remuera and the eastern bays, and this is one of the suburbs where the supercolony behaviour genuinely matters. Neighbouring nests do not fight, they merge, so the population using your kitchen may extend across several properties.

That changes what a realistic outcome looks like. We can reliably keep them out of the building and knock the local population down substantially, but eradication across a street is not something one treated property achieves. Where several neighbours treat in the same window the result is markedly better, and we will say so when we see the conditions.

How long have the rats probably been there?

In a large Remuera roof void, longer than in most houses. Sound only reaches you once activity is above an occupied room, and these roofs have a great deal of space that is not. When we inspect we can usually estimate from dropping accumulation, staining and the state of the insulation, and that estimate matters because it determines whether the insulation needs replacing.

Can Argentine ants actually be eliminated here?

Not from the neighbourhood, and we would rather be straight about that. Argentine ant colonies merge into supercolonies spanning multiple properties, so what we deliver is sustained control of the population using your building plus a substantial reduction locally. Where neighbouring properties treat in the same window the outcome is considerably better, and on some Remuera streets that is worth organising.

Our roof space has one small hatch. Is that a problem?

It affects how we work rather than whether we can. Limited access means inspection takes longer and may be staged, and it means bait and trap placements need to be recorded carefully so everything can be recovered afterwards. Mention the access when you book so we allow the right amount of time.
