Takapuna is the most apartment-dense part of the North Shore, and that changes the pest work fundamentally. Problems move vertically through service risers rather than in from the garden, a treated unit can be re-seeded by an untreated neighbour within weeks, and the decision to fix the building rather than the unit sits with a body corporate rather than with the person being bitten.
In the apartments, the pests are German cockroaches and mice and the obstacle is rarely technical. It is getting agreement to treat the right scope. In the standalone housing, it is the familiar North Shore mix of ship rats using mature planting and wasp nests in banks and retaining.
Body corporates, and the scope problem
When we are called to a Takapuna apartment, the first thing we try to establish is whether the activity is confined to that unit or is distributed through the building. A vertical pattern, meaning units stacked above and below each other reporting the same pest, points at the riser. A horizontal cluster on one floor points at a specific source on that level.
That distinction decides who should be paying. An owner who treats their own unit repeatedly while a riser continues to feed the building is buying a few months at a time, indefinitely. We document the distribution in writing precisely so that it can be taken to a committee.
Older apartment stock around the lake and the town centre is where we see this most, because the service penetrations in buildings of that era were rarely sealed to a standard that stops an insect, and decades of plumbing work has generally made it worse rather than better.

On the standalone housing between Takapuna Beach and Milford, exposure matters in an indirect way. Salt wind produces more deadwood and more die-back in boundary planting and hedging, and dense untidy vegetation is better rodent cover than healthy well-spaced growth. The trees are not attracting rats, but what the wind does to them is.
Lake Pupuke and the reserve margins around it hold a resident population in the same way any large green space does, so properties on those edges see steadier pressure and benefit more from exclusion work than from repeated treatment.
