The short answer for Onehunga
Onehunga puts old residential housing directly against an established light industrial belt and the Manukau Harbour foreshore. Pre-war timber housing on ventilated subfloors supplies the harbourage, the industrial area and its waste streams supply the food, and the foreshore and stormwater network connect the two.
For pest work that adjacency is the point. Residential properties here experience pressure generated by land uses that are not residential, which is why the housing stock alone does not explain what we find.

Commercial and industrial premises generate waste streams that sustain rodent populations well beyond their own boundaries. Where bins are not closing, where there is accumulation around a compactor, or where a food handling operation is not washing down its refuse area, the population that supports disperses outward into the nearest residential streets.
The stormwater and drainage network does the distributing. Onehunga's drainage infrastructure is old in places, and where earthenware pipe has cracked or a gully trap has lost its seal, Norway rats have a direct route between that network and a subfloor.
So a residential rodent job here often has a commercial cause, and where we can see that we will say so. It does not change what we do at your property, but it does change whether repeated treatment is going to be necessary.

Pre-war housing, and the harbour edge
The residential stock is largely timber on piles with ventilated subfloors, and it fails in the ways that construction always fails: perished or missing vent mesh, unsealed service penetrations left by successive renovations, and gaps at the eave junction where the rafters cross the top plate.
Along the foreshore and the reserve margins there is the usual permanent population associated with any vegetated waterfront, and the restored foreshore area has increased the amount of cover along that edge. Properties close to it get steadier pressure than those further inland.

Could the rats be coming from the businesses behind us?
Very possibly. Commercial and industrial premises generate waste streams that sustain rodent populations well past their own boundary, and animals disperse along drainage and fence lines into the nearest housing. It does not change what we do at your property, but it does mean that unless the source is addressed you are managing continuous pressure rather than clearing a one-off problem, and we will tell you if that is what we are seeing.
Large cockroaches keep appearing in the laundry.
Usually an American cockroach, and in Onehunga that usually points at a floor waste trap that has dried out. The water sitting in the trap is what stops the drain connecting directly to the room, and in a laundry or a seldom-used bathroom it evaporates. Emptying a jug into any floor waste that sees little use, monthly, deals with a fair share of these.
Our villa has been renovated twice. Does that matter?
It usually does, and not in your favour. Every kitchen and bathroom renovation puts new penetrations through the floor and walls for waste, water, gas and cabling, and where those were not sealed properly they become a direct route from the subfloor into the cabinetry. We check them specifically on renovated pre-war housing rather than assuming the exterior is the way in.
